The project defines a scale transition between the low-rise historic fabric of Deep Ellum and the high-rises of Downtown. The office tower, composed of stacked, offset volumes, creates outdoor patios at multiple levels and provides self-shading of the full height glazed exterior wall, both offering panoramic views. At street level, retail activates an internal lane that forms a new gateway to the historic neighborhood. An arrival plaza with outdoor dining areas links the project to the adjacent DART rail station and places new emphasis on the guitar-playing robot sculpture “Waiting on the Train”.
The second office tower in the mixed-use development continues the logic of the first office tower while finding a clear logic in response to its unique contextual conditions. Positioned between downtown and the first phase of the development, the tower’s rectangular form is carved in response to specific view corridors to maintain views of the skyline.
